City offers the Nové Lauby project for sale

The Nové Lauby vacant lot with an area of 3,188 m2 is located in the Ostrava city centre between the Velká, Muzejní, Pivovarská and Dlouhá Streets. In accordance with the land-use permit, which became final this June, the vacant lot should be occupied by a new residential block.

On Wednesday, June 19, Ostrava City Assembly Members decided to sell the land in the center owned by the City. Tenders may be submitted until 31 October. The price offered for the land must be at least CZK 29,447,600 excl. VAT (CZK 35,667,896 incl. VAT), as determined by an expert valuation. Applicants must comply with a number of conditions, especially that the land be used exclusively for the construction of rental apartments and in accordance with the applicable land-use permit.

The Nové Lauby vacant lot with an area of 3,188 m2 is located in the Ostrava city centre between the Velká, Muzejní, Pivovarská and Dlouhá Streets. It was previously occupied by a city block which was subsequently demolished due to poor technical condition. The area is currently used for parking.

One of the basic conditions for the successful revival of the historic city center is a higher number of residents in the area. That is why we have several projects of new or renovated apartment buildings with approximately two hundred new apartments in the centre. We will implement some of these projects on our own and we want to offer some to private investors. It is essential for us to have rental housing and quality architecture in the center, which the Nové Lauby project provides", said Zuzana Bajgarová, Deputy Mayor.

The purchase contract will include an agreement that the selected tenderer will purchase documentation for the land-use permit prepared last October. It will also purchase the "Architectural Study – Nové Lauby, Ostrava" prepared by the architectural stuido znamení čtyř - architekti s.r.o.

In accordance with the land-use permit, which became final this June, the vacant lot should be occupied by a new residential block with the shape of a closed irregular trapezoid, offering attractive housing, respecting the setting in the monument zone, with a number of elements that incorporate adaptation measures.

The building covered with vegetation flat roofs with an internal green atrium should have 85 apartments. The project proposes that the parterre be used partly for housing and partly for commercial premises. The 2nd to 5th floor apartments should range from studios to 3BR apartments.  Parking is designed in a garage with three underground floors and 174 parking spaces.

The construction of the residential building itself will be preceded by an archaeological survey, which is being prepared by the city.
